Landlords have a legal duty to make sure all gas appliances within their property are kept in good and safe order with a Gas Safety Certificate.
Your 3 main responsibilities as a landlord are:
Maintenance: All appliances and associated pipe work need to be maintained safely. Gas appliances will require servicing in accordance with manufacturers instructions. If you are unsure you should have them serviced annually by a Gas Safe Registered engineer.
Gas Safety Check: Each appliance/flue should undergo a annual check to ensure they are safe to use. This is a legal requirement in the UK and as the Landlord it is your responsibility to ensure these appliances are checked and certified annually.
Keeping Records: A record of the Annual Gas Safety check should be kept safely and be provided to the tenants within 28 days of completion. If the property is empty a copy of the certificate should be placed in a prominent position within the property and a copy kept on file should you have a change of tenancy or be required by law to provide it.
